  • Maintenance of accounting records and preparation of monthly statements

  • Budgeting and expenditure advice and management

  • Management of all financial transactions related to the operation of the property

  • Organising annual audits of accounts

  • Preparing tax returns, statistical returns, and/or any other requirements and requests
    from government and/or statutory bodies

Operations, Repair and Maintenance

  • Advice on matters relating to the administration of the property

  • Planning and execution of maintenance programmes

  • Regular inspection of the property to ensure that vital installations, facilities, equipment and grounds are clean, maintained and serviced

  • Advice on and management of necessary repair works at minimal inconvenience to occupiers and minimal damage to the property

  • Invite, evaluate and advise on quotations, tenders and appointment of consultants,contractors and tradesmen

  • Supervision of contractor and tradesmen to ensure that work is executed according to requirements

  • Attend to all administrative work including correspondence, statutory notifications and enquiries regarding the property

    The client is always kept informed of all matters pertaining to maintenance and
    management of the property

Security Management

  • Planning and execution of security programmes

  • Invite, evaluate and advise on quotations, tenders and appointment of security companies, personnel and tradesmen

  • Supervision of security personnel to ensure that duties are performed according to requirements

Legal and Regulatory Compliance

  • Advice on, and compliance with, the Buildings Maintenance & Strata Management
    Act (BMSMA), and the Land Titles (Strata) Act (LTSA)

  • Assistance in upholding all rules and regulations with regards to the property

  • Notification and advice on all changes relating to regulations on property
    management

Risk and Safety Management

  • Advice on insurance against fire, third party liability and other risks

  • Acquire insurance against the above-mentioned risks

Upgrading and Refurbishments

  • Recommendation for improvement of the property

  • Advice on and organising of upgrading/refurbishment works at minimal
    inconvenience to occupiers and minimal damage to the property

  • Invite, evaluate and advise on quotations, tenders and appointment of consultants,
    contractors and tradesmen

  • Supervision of contractors and tradesmen to ensure that work is executed according to
    requirements
